Start with the questions buyers and sellers ask
Your best content answers what clients ask you every week. Buyers ask about the home and the area; sellers ask how you'll market theirs. Each answer is a video.
Tap a question to see the video it becomes.
- The videoA walk-and-talk around the area: coffee, schools, parks and the commute, in two minutes.
- The videoA monthly market update with the key numbers on screen, filmed at your desk.
- The videoYour listing process shown step by step, ready for every listing appointment.
- The videoAn agent-led tour in the order a buyer would walk through it.
Add videos that make you the face of your area: you, your team and your past clients. Sellers choose the agent they feel they already know.
- YouWho you are and the area you know.
- Your listingsTours, reels and open houses.
- Your clientsHappy buyers and sellers, in their own words.
Set up the phone properly
Use the light the home already has
Film at the brightest time of day, open every blind and switch on every light. Shoot with windows to the side or behind you rather than straight into them, or the room goes dark while the window turns white. When you talk on camera, face the window, just as you would for any talking video.
Film the outside when the front of the house is in sun, and save the hour before sunset for the exterior and the neighborhood. Warm light sells a home, and consistent light lets us match every shot in the edit.
Get clear sound in an empty house
Empty rooms echo, and on tours the phone is often a few steps away. Keep the talking parts close to the camera, speak in carpeted or furnished rooms, and switch off the air conditioning, fans and appliances. Outside, turn your back to the wind.
Tick what you can do in your room.
Talk like you're showing one buyer around
- Look at the lens
- Point out what buyers care about
- Short lines between rooms
- Smile as you walk in
- Read the listing sheet aloud
- Describe every room the same way
- Rush through the tour
- Start the whole tour over
Look at the lens, not the screen. Talk the way you would with one buyer at your side: what you love about this room, what they'll notice, how it lives day to day. Short lines between rooms are easier to edit than one long speech.
Don't worry about mistakes. Pause, then say the line again; restart the line, not the whole tour. In the edit we keep the best take and remove the rest.
- Take 1Lost the sentence
- PauseStarted again
- Take 2Stumbled on a word
- Take 3Clear and calm
Respect the seller's home
Ask the sellers before you film and agree what you'll show. Before each room, put away family photos, mail, keys, medicines and anything with a name or address on it, and keep alarm panels and valuables out of shot. If something slips in, we can blur it in the edit.
Send the clips and let the edit do the heavy lifting
Upload the original files from your phone to Google Drive, Dropbox or WeTransfer rather than sending them by messaging apps, which compress the video. In the edit we tighten the tour, smooth shaky moments, brighten and balance every room, add captions and property graphics, and deliver versions for YouTube, listing sites and Reels.
